June 2016 Real Estate Market Results in Canyon Creek
Are you wondering if it is the right time to sell or buy a home? The answer is yes! Austin’s economy continues to expand because of jobs, jobs, jobs. Newcomers seek out Canyon Creek because of our rolling hills, premier master planned community and our excellent schools. It’s hard to believe 2016 is at the halfway mark!
Canyon Creek is one of the most desired neighborhoods in NW Austin. It’s a prestigious master planned community that boasts several parks, a Junior Olympic pool, tennis courts, nature trails, top notch public schools, close proximity to our lakes, extensive entertainment and dining options. Canyon Creek offers homes from the mid $300,000’s to the high $600,000’s and includes 2 gated sections offering detached garden/condo home living options.
Active Listings in Canyon Creek
As of June 30, 2016 there are 12 resale homes in Canyon Creek priced from a low of $339,900 to a high of $675,000. There is a less than 2 months supply of homes thus Canyon Creek enjoys a true seller’s market. As of June 30, 2016 there are 8 homes under contract waiting to close with average of 12 days on market. The summer market is settling in and the 12 active homes are now averaging 47 days!
Home Sales in June 2016
There were 6 closed homes in the Canyon Creek Subdivision in June down 40% from June 2015. The homes enjoyed a 99 % List to Sell Ratio and the days on market were down 52% compared to June 2015.
Is the market slowing in Canyon Creek? No, buyers were out with their agents hoping to purchase a home in our low inventory levels. Due to the early spring weather many buyers were influences to start shopping early!
Canyon Creek Real Estate Summary
Bottom line: June 2016 home sales in Canyon Creek were down from June 2015 but with the early spring rush sales were up in March, April and May (the quarter sales will show slightly higher than 2015). The average sold price in June 2016 increased by 17 % and the sold price/square foot was up 4%! Why? Buyers purchased larger homes after some price reductions and quickly took advantage of the re-pricing. 2015 was a good year and 2016 looks like it will be even better continuing the trend of sales and no decreases in price/square foot.
The 8 homes currently under contract show a slight increase in days on market to 30 days and shows inventory is continuing to be moved off market in a reasonable length of time. The 12 active listings are showing an increase on days on market and we’re seeing price reductions as we head into the summer
