“Sometimes the most important part of the market is what hasn’t closed yet.”
One of the questions I’m asked most often is:
“Dorie…how’s the market?”
And my answer is usually the same:
“It depends on which numbers you’re looking at.”
That is certainly true this month!
When we look at September home sales in Canyon Creek, the headline number isn’t particularly exciting. Not one home closed during the month, compared with two sales in September 2025.
Does that mean nothing was happening in our neighborhood?
Not at all.
September at a Glance
🏡 0 homes sold compared with 2 in September 2025
📝 4 homes went under contract during September
🏠 13 homes were active on the market

That gives us a much better picture of what was really happening.
Remember, a September closing usually represents a buyer who made the decision to purchase several weeks earlier. August can traditionally be a slower month as families focus on the start of school, kids head off to college and summer vacations wind down.
So while September gave us zero closings, it certainly didn’t give us zero activity!
Four Canyon Creek homes went under contract during the month, and those pending sales should begin showing up in our future closing numbers.
Buyers Are Still Buying — But They’re Selective
What I’m seeing is a buyer who is willing to take time before making a decision.
But when the right house comes along at the right price, buyers are still willing to act.
That’s why three things continue to matter:
Preparation. Pricing. Presentation.
Homes need to compete for buyers’ attention. Sellers can’t simply look at what a neighbor’s home sold for a year or two ago and assume today’s buyer will respond the same way.
And that’s especially true here in Canyon Creek.
We’re hyper-local, and our market rarely falls neatly in line with the headlines about Austin as a whole.
Looking Beyond the Numbers
One lesson I’ve learned after all these years in real estate is that the market isn’t really driven by statistics.
It’s driven by people.
Families grow.
Children leave for college.
Careers change.
Grandchildren arrive.
Parents move closer.
Retirement begins.
Life keeps moving forward — and real estate moves with it.
That’s why I believe understanding the story behind the numbers is every bit as important as knowing the numbers themselves.
September’s Market Takeaway
Zero closings might grab your attention, but it doesn’t tell the entire story.
Four homes going under contract tells us buyers were making decisions in Canyon Creek during September.
Now we’ll watch to see how that activity translates into closings as we move through the fall market.
