Looking Beyond the Numbers
“The headline tells one story. The numbers tell another.”
One of the questions I’m asked most often is:
“Dorie…how’s the market?”
My answer is usually the same.
“It depends on which numbers you’re looking at.”
Headlines are designed to grab our attention.
Statistics help us understand what’s really happening.
That’s why each month I like to step back from the headlines and take a closer look at what’s happening right here in Canyon Creek.
Because real estate is local, and our local market can tell a very different story than the headlines about Austin as a whole.
August at a Glance:

A few things stood out to me when I looked at August’s numbers.
🏡 Home sales decreased 50%, with 2 homes selling compared to 4 during August of last year.
At first glance, that sounds like a pretty significant decline.
But this is where looking beyond the headline becomes important.
Average sold prices remained remarkably stable, increasing just slightly from $715,232 to $718,750.
And while the homes that sold were actually a little larger on average, the average sold price per square foot decreased 6%.
To me, that tells an interesting story.
Buyers are still paying attention to value.
They’re being thoughtful about what they’re buying, and what they’re willing to pay for it.
But perhaps the most interesting number wasn’t the decrease in sales.
It was how quickly the homes that did sell moved.
Average cumulative days on market dropped from 47 days to just 12 days, a 74% decrease.
That gets my attention.
Buyers may be taking their time before making a decision…
…but when the right home comes along, they’re ready to act.
And now we’re in September.
Summer is winding down. School is back in session. Kids are heading off to college. Last-minute vacations have come and gone, Labor Day weekend is here, and the first UT football game is upon us.
Our routines are returning.
And with that comes a little more attention to what’s happening in the housing market.
Homes that are priced in line with current sales, prepared well and presented well are moving.
Preparation, pricing and presentation matter more than ever.
And that’s especially true here in Canyon Creek.
We’re hyper-local, and our market rarely falls neatly in line with the citywide headlines.
One lesson I’ve learned…
Real estate isn’t really driven by statistics.
It’s driven by people.
Families grow.
Children leave for college.
Careers change.
Grandchildren arrive.
Parents move closer.
Retirement begins.
Life keeps moving forward…
…and the housing market simply reflects those life decisions.
That’s why I believe understanding the story behind the numbers is every bit as important as understanding the numbers themselves.
Market Takeaway
A healthy market isn’t measured only by how many homes sell.
It’s measured by confident buyers, prepared sellers and informed decisions.
