Q2 2025 Market at a Glance

The Canyon Creek real estate market experienced meaningful changes during the second quarter of 2025. While home sales dipped slightly, down 7% year-over-year, eight properties are currently under contract, pointing to a promising uptick in closings as we move into July.

One of the most significant developments was the surge in inventory. With 14 active listings on the market, Canyon Creek is seeing availability levels we haven’t experienced in nearly a decade, remarkable for a neighborhood of approximately 1,388 homes.

Despite the slowdown in sales volume, home values held steady. The average sold price showed minimal change, and the price per square foot saw a 6% decrease. Encouragingly, the median sold price rose by 3%, and the list-to-sell ratio inched up from 98.2% to 98.3%. The average days on market for closed homes rose slightly by 3%, and we’re seeing a continued upward trend in DOM among current active listings.
