Home sales saw a sharp year-over-year decline of 63%, signaling a significant slowdown in activity. Despite the reduced sales volume, inventory remains limited, with just 5 homes available out of over 1,388 in the neighborhood.
Price trends also reflected the evolving market dynamics. The average sold price decreased by 9%, while the price per square foot increased slightly by 3%. The median sold price experienced a more substantial drop of 14%, and the list-to-sell ratio held steady at 98%. Additionally, homes are staying on the market longer, emphasizing buyer caution and deliberation. Among the current 5 active listings, this trend is evident.
In November, I listed a competitively priced and well-prepared home. Post-election activity brought renewed interest, leading to busy open houses and an accepted offer after just 21 days on the market. This sale is set to close today on January 6th, demonstrating that strategic preparation and pricing can still yield results even in a challenging market and hopfully we are seeing an uptick in activity going into 2025!
