November saw only one home sale, notably my listing in the gated community of The Enclave, achieving an impressive 99% list-to-sell ratio. This home was 1,917SF so sold at a higher price/SF, with a lower average sales price.
Currently, there are only 4 active listings in Canyon Creek, averaging 59 days on the market, with many experiencing multiple price adjustments. Unfortunately, no homes are under contract, and with no pending sales, December is expected to close with zero transactions. I’m happy to report as I’m writing this market report my listing received an offer and we are coming to terms in 21 days on market!
