As we head into October, the Canyon Creek market data reveals trends we expected. While sales are down year-over-year, home values remain steady. I’ll be sharing the Third Quarter numbers soon to help put things in perspective, since September saw no sales.

Current Market Snapshot:

uActive Listings: 5 homes, averaging 97 days on the market.

uUnder Contract: Two homes, averaging 104 days on the market.

uActive Listings have experienced multiple price reductions.

Market Dynamics:

As we progress into the second year of the market correction that began in May 2022, we’re noticing a selection of quality homes at attractive prices, with sellers becoming more flexible. While the Fall/Winter season typically sees a slowdown, the possibility of rate reductions could provide a boost to market activity. In September, two homes went under contract, but the real question is whether this trend will continue into October.

In Austin, some submarkets are performing better than others, though Canyon Creek is currently facing a slowdown. Only 25 homes have closed in 2024, compared to 39 in 2023 and 47 in 2022. For sellers, proper pricing and patience are key. The condition, updates, and presentation of a home are more critical than ever and keeping an eye on the competition is essential. With price adjustments already happening in the second and third quarters, careful planning remains important for success in the current market.
