The real estate activity in Canyon Creek, Austin, TX for February 2024 has definitely picked up! I listed 2 properties and both received multiple offers and will be closing in March. Buyers are excited to see fresh new, well-presented and well priced homes. Buyers who are paying attention to some slight decreases in rates see a window of opportunity. Open houses continue to be very active as buyers are out trying to make decisions in our low inventory of homes. Last February there was 1 closing so no change there.

Presently, the market comprises four active homes, averaging 58 days on the market. Additionally, four homes pending have an average days on market of 4 days, and are all on new listings! However, one additional pending property stands out with a prolonged listing duration of 123 days on market, having undergone multiple realtor changes and price reductions.

Sellers seize the current advantageous conditions. I strongly advise sellers not to delay entering the market. The active buyer pool, fueled by their onset of renewal of leases and the early onset of spring weather, underscores the urgency for sellers to capitalize on this momentum.

This report emphasizes the significance of accurately pricing homes, maintaining optimal property conditions, and executing effective marketing strategies to attract offers swiftly. Properties that adhere to these principles stand a greater chance of securing multiple offers and expediting the contract process.
