In the fourth quarter of 2023, home sales in Canyon Creek saw the number of sales down by one compared to last year. The days spent on the market fell by one, and the current list-to-sale price ratio rose to 99%, up from 98%. However, this figure may not reflect the original list price of homes sold.
In contrast to the third quarter of 2023, Canyon Creek witnessed an increase of 8% in home prices and the list-to-sale price ratio increased from 98% to 99%, accompanied by a decrease in the number of days homes remained on the market.
It is worth mentioning that as of now, there are only three active listings out of a total of over 1,388 homes in Canyon Creek and no under contract homes. It is anticipated that more properties will become available in the first quarter of 2024, including listings that withdrew from the market in the fourth quarter.

Following the third quarter, it’s noteworthy to see an increase in home sale prices. The current data from recent home sales offers crucial insights into the market, serving as a valuable cue for sellers as they contemplate their pricing strategies and market entry.
Buyers slowed their pace of purchasing homes in 2023, as they waited for mortgage rates to drop, leading to a normalization of housing prices. With the decline in mortgage rates buyers are out looking and now is the time for sellers to increase inventory to build to meet their needs.
Affordability is still a challenge for buyers. But due to those moving from more expensive markets, Canyon Creek is an attractive place to purchase a home.

Canyon Creek was developed by the Blanton Company in the late 1980s, situated in NW Austin with a zip code of 78726. The community is located off Hwy 620, approximately halfway between Hwy 2222 and Anderson Mill Rd. Previously, the area was used for hunting and ranching, but Perry Blanton had a vision of creating a master planned community with parks and hike and bike trails. The community is close to Lake Travis, shopping, restaurants and only 20 minutes to the Domain and the Q2 Austin FC Stadium.
Canyon Creek experienced rapid expansion during the 1990s due to its favorable location near Lake Travis, Lake Austin, major roads and highways, employment opportunities, shopping centers, and its inclusion in the esteemed RRISD school boundaries. As the community continued to grow in the 2000s, some sections of Canyon Creek crossed over into the highly regarded LISD boundaries.
By 2005, Canyon Creek was fully developed, boasting over 1,300 homes. In 2011, David Weekly Homes initiated construction of a gated community comprising 53 homes known as Villas at Canyon Creek. David Weekley also constructed 40+ homes in a section called Canyon Creek West.
Boulder Lane is the main street through Canyon Creek and is a loop that intersects Hwy 620 at two points. It winds through the picturesque neighborhood, featuring single-family homes ranging from $485,000 to $1,300,000, catering to an upper-middle-class demographic.
Much of the neighborhood is surrounded by the Balcones Canyonland Preserve, adding to its natural beauty. Canyon Creek Elementary School was built in the late 1990s and achieved exemplary status in its inaugural year. It is centrally located within the community. Students from Canyon Creek feed into the prestigious Westwood High School in the RRISD.
Trail Head Park and Canyon Creek Park are the two parks situated within Canyon Creek. Trail Head Park came under the ownership of the City of Austin after the dissolution of the Northwest Austin Municipal Utility District #1 in February 2010. There is a community pool, activity center, lighted tennis courts, basketball courts, fields for sports and picnic areas at Trail Head Park, along with a pavilion. There are lovely nature trails to explore surrounding the community.
Canyon Creek is recognized as one of Austin’s “Green” neighborhoods by the City Council. This distinction was earned through the community’s participation in the “Green Challenge” in 2009.
The transformation of Canyon Creek into a premier community in NW Austin is a testament to the active involvement of its residents. In 2020, a new Amenity Center was completed, a game changer for the community.
