When June marked the end of the school year and new property listings emerged, we witnessed a remarkable uptick in homes entering sales contracts. This led to a significant rise in completed sales for July, boasting an impressive 100% growth compared to the previous year. Moving on to August, traditionally a slower month due to the start of the school year, we observed a unbelievable 200% year-over-year increase in sales.

As July ended, there were seven active homes available on the market, and no pending properties. This bodes well for the potential of good September home sales.

In the current real estate landscape, accurate pricing of homes takes on paramount importance. The key to attracting offers lies in listing properties within the price range of recently sold homes, ensuring they are presented in their optimal condition, and implementing an exceptional marketing strategy. It’s crucial to emphasize that buyers are no longer willing to consider properties with inflated list prices.

u Canyon Creek Real Estate in August 2023 saw an increase in Home Sales of 200%!

u Average Sold price in August decreased year-over-year by 30%. (Only one large home sold in August 2022) 

u  The list to sell ratio was 99.3% in August 2023 and 97.9% August 2022

  The 30% decrease in home prices should not be taken as an indication that your home has lost a third of its value.
