There is an adjustment taking place in our real estate market. Inventory is building, and in Canyon Creek the 7 active homes have been on the market an average of 53 days. Inventory is rising and homes are taking longer than a few weeks to sell. This is giving buyers a little more breathing room and some welcome relief.
The headlines are showing alarming inventory levels but remember we have been looking at weeks and sometimes days of inventory and now we are looking at months. In Canyon Creek we are experiencing 7 months of inventory. That is higher than 6 months which is a balanced market. But keep in mind August is seasonally a slower month with school starting and everyone busy getting kids ready for school and getting in a last-minute vacation. This year the intense heat played in making that decision to get out of Texas for a reprieve!

Prices are not going to continue to escalate like they have the last 2 years. The market is balancing but we are still in a robust housing market. The average sold price is up 23%. The sold price/per square foot is up 9%.

They compared 300 cities across 17 key metrics which included: median home-price appreciation, affordability, days on market, job growth and so much more. Austin ranked #1 among large cities and #4 Best Places to buy a house. The Fall market will be starting after labor day and I’m betting we see the buyers back in the market ready to buy.
