Homes that came on the market in February were quickly gobbled up resulting in 9 home sales, up 125% from last March. We are seeing what appears to be trend that is here to stay!
Higher interest rates fueled buyer’s concern and with 189 people moving to Austin a day, the battle is on to obtaining housing. The spring rush began in January with fewer homes available, at higher prices and didn’t last long on the market.
Low inventory continues to plague our market. There are only 2 Active listings on the market in Canyon Creek and only 2 homes under contract.
The average sold price is up 10% and days on market are still at a paltry, 4 days. The sold price/per square foot is up 31%. There are now comparable sold properties to support the value of new listings but with multiple offers and homes selling for 12-20% over list price, appraisers are still scrambling to make value.
Austin and Canyon Creek real estate has been undervalued for years. Home sales are strong, and values are rising!
