2021 FIRST QUARTER Market Report in Canyon Creek

We are seeing CANYON CREEK’S home prices pushed to new boundaries as buyer demand continues to surge in our spring market.

Delays of closings post February snow storm caused spill over closings in March. Lenders were able to push past a week of no activity to close on properties. We are now experiencing more truth in the market with new sold comparable prices justifying the escalating prices. Looking for homes to appraise closer to sold properties as we move into Second Quarter 2021.

There are NO Active homes found on March 31, 2021 (out of 1,330+ homes) and 6 Contract Pending homes.

Homes Sold 

Home Sales declined 27% (due to thin inventory levels)

SOLD prices up 42%

SOLD Price/Square Foot up 35%

Our homes are appreciating quickly; sold comparable data more than a month old is not relevant. There is less than a month of inventory. Pending properties now give us an indicator of what the traffic will bear and level of buyer’s appetite. Expect our market to continue the trajectory we experienced in First Quarter 2021.
