CANYON CREEK March 2021 Home Sales

We are seeing CANYON CREEK’S home prices pushed to new boundaries as buyer demand continues to surge in our spring market. Austin’s booming job market affects our population growth and low mortgage rates fuel demand for housing.

Buyers and sellers are finding the market incredibly challenging with the dramatic appreciation in prices. In March, 4 listings closed (two of these were my listings) with an average price increase of 45% compared to last year. To put things in perspective the average SF increased 16% as buyers looked for larger properties to work remotely, handle virtual schooling, workout and live in this transition period we are experiencing with COVID.

ZERO homes for sale out of 1,300+ homes 

PENDING LISTINGS:

SIX homes pending 

SOLD LISTINGS:

FOUR homes pending 

Our homes are appreciating so quickly, sold comparable data more than a month old are not relevant. We have less than a month of inventory.

Looking at pending properties in Canyon Creek gives us an indication of what the traffic will bear and level of the buyer’s appetite. I am utilizing a listing strategy to ensure homes will bring the highest price in this record low level of inventory and highly competitive atmosphere.
