2020 Canyon Creek Second Quarter Market Report

Canyon Creek is experiencing an all-time low inventory of active properties.  Headlines like to focus on the big drop in home sales. In looking at the Canyon Creek community I live in and service, the demand is high and the inventory is low. The median and sold price is up with days on market down. June proved to be the beginning of the “Second Spring” with 9 homes going under contract as buyers gobbled up new listings.

Here is the Canyon Creek report for Second Quarter for 2020

There are only 2 Active homes found on June 30, 2020 (out of 1,330+ homes) and 9 Contract Pending homes. Buyers are ready and anxiously awaiting new inventory to come on the market.

Homes Sold 

The number of home sales in Canyon Creek decreased by 63% in the Second Quarter. However the average sold price increased by 4% and median price increased by 6%. Days on market were down 53%.

We are getting a taste of the corporate world with daily Zoom conference calls and remote meetings for closings. Traditional open houses are on pause and there are restrictions and common sense used when showing properties. Facetime and video tours showings are on the rise to make sure we are following rules to be safe.
