2020 Canyon Creek First Quarter Market Report
Despite the COVID-19 Pandemic and all its challenges in Austin our inventory is at an all-time low of 20 days of inventory….6 months is a balanced market. Real Estate is considered an “Essential” with people moving all the time.
With everyone following the “Shelter in Place” we now perceive our “home” through different lenses. Many are tackling long awaited projects and re-purposing rooms to make it possible to work, home school children and live with our new normal with our family together round the clock.
This too shall pass and we will emerge stronger and more united. Many are coming to realize they need a different size of home or different floor plan to accommodate their needs. Some are making plans to make changes to their current home they have been discussing but never took time to implement. There is pent up demand for housing because we have so many buyers in apartments and moving here plus our locals who need a change.
In looking at the Canyon Creek community I live in and service the demand is high and the inventory is low.

There are only 3 Active homes found on March 31, 2020 (out of 1,330+ homes) and 8 Contract Pending homes with the average days on market of only 4 days.
Homes Sold
The number of home sales in the First Quarter increased by 57% compared to First Quarter of 2019. The average sold price increased by 31%. Buyers purchased homes 24% larger and days on market were down 33%
We are getting a taste of the Corporate world with daily Zoom conference calls and remote meetings for closings. Traditional open houses are on pause and there are restrictions and common sense used when showing properties. Facetime and video tours showings are on the rise to make sure we are following rules to be safe.
