
Home sales in Canyon Creek for January 2020 are out!
- The number of home sales increased by 200%!
- The average home sale price increased by 13%
- You need to understand in January 2019 only one home sold and in January 2020 – 3 homes sold..a good start to 2020! It’s a double edged sword….Good news for sellers if you got in early your home has increased in value. Bad news for buyers trying to purchase their forever home or just a place to call home before prices becomes achievable.
Buyers need housing and are anxious to take advantage of the current low interest rates and are looking for well cared and updated properties. Sellers, inventory is down but don’t make the mistake of not being able to justify your list price with solid comparable sold sales.
Here is an interesting note from Mark Sprague of Independence Title “Austin’s GDP which grew 117% over the last 20 years, helped the real estate market recover from the recession…The closest metro out of the top 50 in the United States to see this type of growth was Silicon Valley, which grew its GDP by 99% during the same period.”
Austin and surrounding areas never really experienced the recession like the rest of the country. The quality of life, weather and diversified economy have drawn companies to Austin and new residents are moving here in droves.

As of January 31, 2020 there are only 2 homes under contract. Buyers are anxiously waiting for new listings……. 2020 will be an interesting year so stay tuned.
Homes Sales in January 2020
Three homes closed, up 200% from the one home closed in January 2019. The 3 sold properties were up 14% in sold price. The days on market in January 2020 was down 92% and sold price/square foot prices were up 11% from January 2019. Our prices are rising on desirable listings. We need inventory!
