2019 Canyon Creek First Quarter Market Report

Canyon Creek, Austin TX 78726 is one of the most desired communities in NW Austin. It’s located just off the outer loop of Hwy 620 between Anderson Mill Road and Hwy 2222 in NW Austin.

 

It’s a prestigious master planned neighborhood with 1,330+ homes of really nice people. Canyon Creek homes range from the mid $300,000’s to the high $600,000’s and includes 2 gated sections offering detached garden/condo home living options; The Villas at Canyon Creek and The Enclave plus Canyon Creek West a David Weekly built community of 47 homes.

Filled with stunning homes, a meticulously landscaped entrance and perfect location, Canyon Creek draws buyers from all across the country. Canyon Creek residents are assigned to the highly accredited Round Rock School District with the exemplary Canyon Creek Elementary located in the middle of the community. Annual HOA dues are currently $440 per year and covers maintenance of the entrance and entrance into each section, open space, pool and tennis courts. The property tax rate is 2.368 per $100 evaluation.

 The number of home sales in the First Quarter decreased by 36% compared to First Quarter of 2018. The average sold price decreased by 8%, and the average price per square foot increased by 10%. Buyers purchased smaller homes as evidenced by the decrease in the average square footage by 16%. 5 0f the 7 homes sold were priced $400,000 and under and were all under 2,700 square feet.

Currently as of March 31, 2019 there are 5 active homes on the market with average cumulative days on market of 64 days and 7 Contract Pending homes on the market with average days on market of 6 days. Sellers learned from last fall’s slow market in Canyon Creek that over pricing only leads to reductions in their “imagination pricing” leaving them with no offers and frustrations of no showings as the buyer’s resisted overpricing. Sellers coming on the market priced at market value and staged well have been rewarded with offers! Spring market is out in full force so if you’ve been thinking now is the time to sell you are right! Buyers have anxiously been waiting for new listings and before interest rates go up they are out buying!
