Buyers seeking jobs in Austin usually consider living in the Canyon Creek Subdivision because of its rolling hills topography, broad tree-lined streets, neighborhood diversity, excellent schools, location to Lake Travis and major arteries to reach employers. It’s conveniently located on Hwy 620 between Anderson Mill Road and Hwy 2222. HOA dues are a reasonable $400 a year (unless living in the 2 gated sections).

As of August 31, 2018 in Canyon Creek 12 homes closed in August, up 20% from August 2017. The 12 sold homes enjoyed a 99.5% List to Sell Ratio (of the last list price) up 1.5% from 2017 and days on market were down 56% compared to August, 2017.

Bottom line: August, 2018 home sales in Canyon Creek increased by 20% over last year. The list price increased by 9% and the sold price increased by 11%. The price per square foot of homes sold in August increased by 9.7%. The price per square foot size of homes sold did not change from 2017. Larger homes = higher prices but usually lower price per square foot, however, in this case the larger homes did not drop in price per square foot which you would expect. Why? All 5 homes sold over $500,000 included pools and many moving here want to own a home with a pool with a good size lot and these homes contained both these components.
