Canyon Creek, Austin TX 78726 is one of the most desired communities in NW Austin. It’s located just off the outer loop of Hwy 620 between Anderson Mill Road and Hwy 2222 in NW Austin.
It’s a prestigious master planned neighborhood that boasts several parks, a Junior Olympic pool, tennis courts, nature trails, top notch public schools, close proximity to our lakes, extensive entertainment and dining options. Canyon Creek homes range from the mid $300,000’s to the high $600,000’s and includes 2 gated sections offering detached garden/condo home living options; The Villas at Canyon Creek and The Enclave. Filled with stunning homes, a meticulously landscaped entrance and perfect location, Canyon Creek draws buyers from all across the country. Canyon Creek residents are assigned to the highly accredited Round Rock School District with the exemplary Canyon Creek Elementary located in the middle of the community. The numbers are in and homes sold with positive appreciation in reference to price/square foot. 2018 First Quarter shows a decrease in number of home sales and a decrease in sales price.
The number of home sales in the First Quarter decreased by 8% compared to First quarter of 2017. The average sold price decreased 6%, and the average/square footage price increased by 3%. Homes sold in 2018 were smaller by 6%. The price/square foot usually trends upward as square footage decreases.
I’m doing what I always do and that is to follow the 3 “A’s”: Anticipate, Adapt and Adjust as we move into a more balanced market. We are moving from a sizzling housing market to a more controlled market. Keeping perspective is the key… it’s not all bad to embrace these cooler indicators. First quarter in Canyon Creek showed buyers purchasing smaller homes which translated to lower sold prices but higher price/SF.
Current inventory is staying on the market longer as buyers resist continued increase in prices. Sellers, it’s important to be realistic about your pricing and understand you have to travel farther to meet the expectations of the buyers!
Presenting your home in its best light, coupled with listing at market price is the key to going from Active to Sold in our current market.
