Bottom line: In March, 2018, 6 homes that were smaller in square footage by 15% sold. With rising interest rates some buyers are forced to step down from higher priced homes to qualify, even if it means paying 10% more price/square foot to keep their price point down.

Homes sold ranged from $355,000 to a high of $450,000 with an average price of $402,500. It only stands to reason the Sold price decreased by 6%. The price/square foot of homes sold in March 2018 increased by 10%. The list to sell ratio of these 6 homes held steady at 98% of the last list price.
