I interviewed to list this home as well as 2 other agents. My sellers found my strong recommendations on the NextDoor Canyon Creek site (Grandview Hills is 2 miles away). I was offered the opportunity to list their home and show to my pre-approved buyers before the home hit the market, which turned out to be a perfect fit! Their offer was accepted, inspections completed and repairs negotiated, appraiser has been out as well as surveyors……. on to closing in February.
My sellers just closed on a new Toll Brothers home in Florida and were in the process of moving this past week. They preferred not to have buyers traipsing through their home and wanted a no hassle closing with an agent who could handle the details of the transaction while they were in Florida. After interviewing 3 agents they knew the price comfortable for them to list their home and their agent of choice.
I discovered a permit had not been closed out by the city on their decks. I gave them the information to initiate a new permit with the city. The city inspector came out last Monday to inspect. Two items need to be added and they scheduled the construction company to come out this week. The inspector is coming back the next week to sign off and close out the permit.
While moving this week they were able to schedule vendors to complete repairs. They left Thursday and I scheduled cleaners yesterday, carpet cleaners on Monday and touch up painting on Tuesday.
I’m thankful the sellers trust me to handle the transaction and made the comment when they left “you are a professional and are good at what you do, thank you.” I know their mind is at ease and their move is so much easier with me managing the details of the sale. My buyer is thrilled they were able to see this home first and secure it. A win/win for all parties.
