2017: A grab bag of highs & lows in residential sales in Canyon Creek

2017 was another good year for homes selling in Canyon Creek Subdivision!

 

Canyon Creek is one of the most desired communities in NW Austin. It’s a prestigious master planned neighborhood that boasts several parks, a Junior Olympic pool, tennis courts, nature trails, top notch public schools, close proximity to our lakes, extensive entertainment and dining options. Canyon Creek  homes range from the mid $300,000’s to the high $600,000’s and includes 2 gated sections offering detached garden/condo home living options; The Villas at Canyon Creek and The Enclave. The total number of homes is 1,330+.

 

There were 74 residential homes sold in 2017 (down from 81 in 2016) and they came in a wide range of sizes, styles and values. Looking back through the sales it was interesting to see what made up the 74 sold properties. Here you will find a grab bag of highs and lows of Canyon Creek:

The Smallest Square Footage home SOLD:

9550 Savannah Ridge #15

This darling single story home in the Villas of Canyon Creek is 1,765 SF, a 3 bedroom, 2 bath, 4 sides brick home, built in 2011 and went under contract in 40 days.

The Largest Square Footage home SOLD:

10512 Canyon Vista Way

This 2 story all brick home with swing in 3 car garage is 4,447 SF, built in 2001 and features 4 bedrooms, 4 full baths, 4 living areas, backs to a green buffer area a quiet cul-de-sac and went under contract in 20 days. I represented the seller on this home.

Lowest Priced home SOLD:

11419 Barbrook

 

This single story all brick home with covered entry is 1,855 SF and 3 bedrooms, 2 baths, built in 2004 located on the corner of a quiet cul-de-sac and went under contract in 3 days.

Highest Priced Home SOLD:

10212 Tularosa Pass

This 3 story Austin white stone, built in 2005, 4,223 SF features 5 bedrooms, 3.5 baths, 4 living areas, reflected exceptional attention to detail, backs to the greenbelt with panoramic hill country views, resort style, private back yard complete with pool/spa. This was my listing and sold in 26 days.

To sum up the home sales in 2017 in Canyon Creek:

We sold 9% fewer homes than in 2016 but sold them for 3% moreand were on the market 8.5% fewer days.

A question I’m often asked is: “Have the sold prices in Canyon Creek real estate market gone down?” The answer is no. Our market has been traveling at light speed and our appreciation has slowed but not declined. We are moving from a sizzling housing market to a more controlled market. Keeping perspective is the key… it’s not all bad to embrace these cooler indicators.

Current inventory is staying on the market longer as buyers resist continued increase in prices. There are currently 8 homes on the market with an average of 116 days on market. Sellers, it’s important to be realistic about your pricing and understand you have to travel farther to meet the expectations of the buyers!

Presenting your home in its best light coupled with listing at market price is the key to going from Active to Sold.
