Austin is still attracting new residents every day! According to Neal Spelce “ One of the reasons people are moving to Austin at such a rapid clip is they are hearing from current residents who have income increasing at one of the fastest rates in the nation. Yes, available jobs are important to population growth, as is cost of living and quality of life. But after newcomers arrive, their income apparently keeps going up over the years.” That is reason enough to want to be here!
According to the Austin MLS when comparing June 2017 to June 2016 home sales increase by 4.4% and the median price increased 6.6% for single family homes. The average days on market only increased by 2 days; for a 45 day average. Austin enjoys an enviable 3.1 months of inventory (only up 0.5).
New listings were up 6% and when added to existing listings came to 7,672 active listings in June! The pending sales were up 9%..June was a busy month with home sales. The total dollar volume of single family properties sold, were up 12% to astonishing 1.35 billion!
Austin shows steady home sales still increasing. The Real Estate Center @ Texas A & M University calculates a balanced market to be 6.5 months of inventory. Austin is just under half at 3.1 months of inventory so we are growing at a steady pace. Inventory is finally rising and properties that come on priced and staged well are receiving offers.
Homes in Austin, TX that are selling the quickest have several characteristics in common:
– They are well maintained
– Reasonably updated
– Clean and uncluttered
– Priced according to the current market conditions
