Second quarter of 2017 is over (hard to believe we are in our third quarter of 2017)! If you’re wondering if it is the right time to sell or buy a home…  The answer is definitely yes! Texas economy continues to be robust because of job creation resulting in more people coming our way. 50 people a day move to Austin.

 

Once again Austin tops the hit parade ranking #1 on US News “Best 100 Places to live” in 2017! Buyers seek out the Canyon Creek Subdivision because of its rolling hills topography, broad tree lined streets and excellent schools. Canyon Creek is where you’ll find neighbors are friends; streets are safe and the nights quiet.

 

Canyon Creek is one of the most desired neighborhoods in NW Austin. It’s a prestigious master planned community that boasts several parks, a Junior Olympic pool, tennis courts, nature trails, top notch public schools, close proximity to our lakes, extensive entertainment and dining options. Canyon Creek offers homes from the high $300,000’s to the mid $600,000’s and includes 2 gated sections offering detached garden/condo home living options. As of July 1, 2017 there are 7 homes under contract waiting to close with an average of 24 cumulative days on market. Homes priced and staged right go under contract quickly. Buyers are looking for fresh listings and are ready and willing to make an offer to close and settle before school starts on August 22nd.

Home Sales in June 2017

8 homes closed in the Canyon Creek Subdivision in June 33% more than June 2016. The 8 homes Sold enjoyed a 100% List to Sell Ratio (up 1% from 2016) and days on market were up 50% compared to June 2016. 

Inventory is building. Remember to price your home at market price. Buyers are resisting over priced listings and those priced too high are now reducing prices. Presenting your home in its best light coupled with listing at market price is the key to going from Active to Sold.

Bottom line: June 2017 home sales in Canyon Creek increased by 33% over 2016. Sold prices decreased by 2%. The price/square foot of homes sold in June 2017 increased by 6%. The size of the homes sold decreased by 6% thus we saw smaller homes sell for a higher price/square foot which is the standard rule of thumb. Properties coming on in May that were presented well and priced to market value received offers in an average of 24 days.

 

June was an excellent closing month for homes in Canyon Creek!
