It’s an undeniable fact that the Austin area population continues to move upward. We are seeing a constant stream of people coming from other cities and our population is booming! It’s really no surprise that so many people want to move to our Capital City.
Austin topped the 2017 U.S. News and World Report List of the 100 Best places to live in the USA, knocking Denver out of the #1 spot. They analyzed 100 metro areas to find the best places to live and judged on four things: Quality of life, Job market, Value of living and People’s desire to live in an area. Austin scored 7.8 out 10 with Denver dropping to a 7.5 score.
Reading the latest Neal Spelce weekly letter got me thinking how our City of Austin has long preached that the “density” of Austin or any city is a good thing and is always setting in motion ideas with this perspective. Look at how the City of Austin is trying their best to restrict cars downtown. They consider our priorities to be first pedestrians, then bicycle and transit vehicles and then cars to provide the quality of life they envision. But the reality is in Austin along with 50 other metro areas of over more than 1 million people, the average neighborhood density rose in only 10 metro areas and fell in 41: certainly not supporting this density theory.
In Austin we are finding that “sprawl” which some labeled as bad is exactly what is happening here. 50 people a day are moving to Austin and are making decisions on where to live based on what fits their life style. Not everyone wants to live downtown and walk and ride bikes (especially in our heat) to work. Many new residents have families and are concerned about schools, communities and every day available amenities. Many telecommute and find moving out farther to obtain more affordable housing is appealing. Some are looking for master planned communities that offer tennis courts, swimming pools and clubhouses on treed lined streets. Our new construction opportunities are sought after..who doesn’t like the possibility of a smart and energy efficient home never lived in by someone else?
There is no question job creation is fueling the economic boom to Austin. Many are attracted to the music venues, outdoor spaces, lakes, universities and cultural institutions. Keep in mind many new residents are filtering out to surrounding communities and this is a good thing! We can’t all live downtown nor do we want to…..fortunately we have many choices for new residents and the opportunities are endless.
