Don’t you want a second set of eyes? Remember the new home consultant represents the buyer not you!

So much of Austin and the surrounding areas find their real estate markets are fueled by new communities with new home construction! Many buyers are out walking through model homes and don’t think about the need for a buyer’s agent. The builder has representation, why shouldn’t you?

Here are 6 reasons you need buyer agent representation when purchasing a new construction home:

1. It doesn’t cost you a dime. The builder pays the buyer agent commission and in our local area 74% of builder homes are sold by Realtors®.

2. If there are incentives and extras available the builder will always credit them to the agent clients. Agents negotiate for the maximum amount allowed because the builder knows they will be back with other clients. It’s not a one time deal!

3. Experienced agents know the right questions to ask: i.e: Will the builder pay for the title policy? What incentive is there if the buyers obtain their mortgage with the builders preferred lender and close with their title company? Do they allow contingencies? Are there currently any incentives or promotions offered buyers? When does the builder’s fiscal year end?

4. Most builders use their own contracts and you will want a trained eye to review and advise you on terms and make sure negotiated items are included on the original contract.

5. New construction undergoes many inspections to make sure the home is built to code. You should still have your own inspector inspecting the home. Your agent can provide some good inspectors who regularly inspect new home construction and help you go to bat if items need to be addressed.

6. At closing you have another pair of eyes to ensure all accountability on pricing is reflected on your settlement statement. An agent will know the right questions to ask if there are any irregularities.
