March 2017 Real Estate Market Results in Canyon Creek
It’s now the end of first quarter of 2017 (hard to believe) as we look back at March 2017 figures. If you’re wondering if it is the right time to sell or buy a home… The answer is definitely yes! Austin’s economy continues to swell because of our job creation. Check out the latest article in Austin Business Journal on numbers of people moving to Austin! We find newcomers seek out the Canyon Creek Subdivision because of its rolling hills topography, broad tree lined streets and excellent schools.
Canyon Creek is one of the most desired neighborhoods in NW Austin. It’s a prestigious master planned community that boasts several parks, a Junior Olympic pool, tennis courts, nature trails, top notch public schools, close proximity to our lakes, extensive entertainment and dining options. Canyon Creek offers homes from the mid $300,000’s to the high $600,000’s and includes 2 gated sections offering detached garden/condo home living options.

As of March 31, 2017 there are 8 resale homes in Canyon Creek priced from a low of $405,000 to a high of $569,900 with average days on market of 27 days. There is a little more than one month’s supply of homes thus Canyon Creek enjoys a true seller’s market.
Pending Sales in Canyon Creek
As of March 31, 2017 there are 8 homes under contract waiting to close with an average of 37 cumulative days on market. 6 of the 8 homes came on the market in March and went under contract quickly. Buyers had been waiting for fresh listings to come on market and were willing to be decisive and make offers.
Homes Sales in March 2017
There were 12 homes closed in the Canyon Creek Subdivision in March down by 33% than from March 2016 (4 homes). The 12 homes Sold enjoyed a 99% % List to Sell Ratio (the same in 2016) and the days on market was down negligible compared to February 2016.

Bottom line: March 2017 home sales in Canyon Creek were down but the average sold price stayed the same as in 2016. In March 2017 the homes sold were roughly the same square footage as in 2016. The new inventory that came available in March went under contract quickly along with some homes languishing on market that finally reduced their homes to fall in line with what buyers were willing to pay.
The 8 homes currently under contract show a slightly higher price/square foot than the 8 current active properties and are roughly the same square footage. 6 of the 8 homes listed in March were priced, staged right and received offers so April will be a good closing month for homes in Canyon Creek!
