February 2017 Real Estate Market Results in Canyon Creek
It’s now the third month in first quarter of 2017 as we look back at February figures. If you’re wondering if it is the right time to sell or buy a home… The answer is definitely yes! Austin’s economy continues to swell because of jobs, jobs, jobs. Newcomers seek out the Canyon Creek Subdivision because of its rolling hills topography, broad tree lined streets and excellent schools.
Canyon Creek is one of the most desired neighborhoods in NW Austin. It’s a prestigious master planned community that boasts several parks, a Junior Olympic pool, tennis courts, nature trails, top notch public schools, close proximity to our lakes, extensive entertainment and dining options. Canyon Creek offers homes from the mid $300,000’s to the high $600,000’s and includes 2 gated sections offering detached garden/condo home living options.
Active Listings in Canyon Creek
As of March 2, 2017 there are 3 resale homes in Canyon Creek priced from a low of $409,000 to a high of $600,000 with average days on market of 40 days. There is less than a month’s supply of homes thus Canyon Creek enjoys a true seller’s market.
Pending Sales in Canyon Creek
As of March 2, 2017 there are 8 homes under contract waiting to close with an average of 54 cumulative days on market. 5 of the 8 homes came on the market in February and went under contract.
Homes Sales in February 2017
There was 1 home closed in the Canyon Creek Subdivision in February down by 66% than from February 2016 (3 homes). The one home Sold home enjoyed a 96.6% % List to Sell Ratio (down from 99.5% in 2016) and the days on market was down 73% compared to February 2016.

Canyon Creek Real Estate Summary
Bottom line: February 2017 home sales in Canyon Creek were down as well as the price/SF but these numbers are not accurately projecting what is going on in the Canyon Creek real estate market. In February 2017 only one large home closed. In February 2016 buyers closed on smaller homes (2 of the 3 homes were condos) so the price/SF was higher. The new inventory that came on the market in February went under contract quickly along with some homes that were languishing on market and finally reduced their homes to fall in line with what buyers were willing to pay.
The 8 homes currently under contract show a higher price/square foot than the 3 current active properties because they are smaller SF homes. 5 of the 8 homes listed in February were priced, staged right and received offers so March should be a good closing month in Canyon Creek!
