January 2017 Real Estate Market Results in Canyon Creek

It’s already the second month in first quarter of 2017. If you’re wondering if it is the right time to sell or buy a home…  The answer is definitely yes! Austin’s economy continues to swell because of jobs, jobs, jobs. Newcomers seek out the Canyon Creek Subdivision because of its rolling hills topography, broad tree lined streets and excellent schools.

 

Canyon Creek is one of the most desired neighborhoods in NW Austin. It’s a prestigious master planned community that boasts several parks, a Junior Olympic pool, tennis courts, nature trails, top notch public schools, close proximity to our lakes, extensive entertainment and dining options. Canyon Creek offers homes from the mid $300,000’s to the high $600,000’s and includes 2 gated sections offering detached garden/condo home living options.

As of February 1, 2017 there are 5 resale homes in Canyon Creek priced from a low of $400,000 to a high of $574,000 and have an average days of market of 86 days. There is a little less than a month’s supply of homes thus Canyon Creek enjoys a true seller’s market.

As of February 1, 2017 there are 4 homes under contract waiting to close with an average of 19 cumulative days on market.

  

Homes Sales in January 2017

There were 3 closed homes in the Canyon Creek Subdivision in January up 1 more than from January 2016. Sold homes enjoyed a 96 % List to Sell Ratio (down from 100% in 2016) and the days on market were down 66% compared to January 2016.

Bottom line: January 2017 home sales in Canyon Creek were up by one from January 2016 and the average sold price in January 2017 was up 14% however the average square footage was up 12% so stands to reason larger homes equates to higher prices. The price sold per/square foot held steady.

 

The 4 homes currently under contract show a lower price/square foot and shorter time on market than the 5 current active properties. Buyers are resisting “ego” pricing from sellers and want a good value for their money. Buyers are too savvy to be taken in, especially with rising interest rates. We have a seller’s market..not a “stupid” market.
