October 2016 Real Estate Market Results in Canyon Creek
Fourth Quarter is here and you’re wondering if it is the right time to sell or buy a home? The answer is definitely yes! Austin’s economy continues to swell because of jobs, jobs, jobs. Newcomers seek out the Canyon Creek Subdivision because of its rolling hills topography, broad tree lined streets and excellent schools.
Canyon Creek is one of the most desired neighborhoods in NW Austin. It’s a prestigious master planned community that boasts several parks, a Junior Olympic pool, tennis courts, nature trails, top notch public schools, close proximity to our lakes, extensive entertainment and dining options. Canyon Creek offers homes from the mid $300,000’s to the high $600,000’s and includes 2 gated sections offering detached garden/condo home living options.
Active Listings in Canyon Creek
As of November 1, 2016 there are 5 resale homes in Canyon Creek priced from a low of $410,000 to a high of $594,000. There is less than a month’s supply of homes thus Canyon Creek enjoys a true seller’s market. If you are thinking of selling in Canyon Creek your home needs to on the market in the next 2 weeks for buyers to be in for the holidays.

As of October 1, 2016 there are 9 homes under contract waiting to close with an average of 33 cumulative days on market. Three of these homes are my listings.

There were 7 closed homes in the Canyon Creek Subdivision in October up 133% from October 2015. Four of these homes were my listings! Sold homes enjoyed a 98.5 % List to Sell Ratio and the days on market were up 41% compared to October 2015. The average sold price was up 31% and the average sold price/square foot price was up 8.5%.
Our fall market kicked in to high gear as the countdown to the holidays began. We continue to fight low inventory and high demand so if you’re thinking of selling….contact me. Those who are willing to price and stage homes right have an excellent chance to sell.
Canyon Creek Real Estate Summary
Bottom line:
October 2016 home sales in Canyon Creek were up from October 2015 by 133%. The average sold price in October 2016 increased by 31% and the sold price/square foot was up 8.5%! Why? Buyers purchased some smaller single story homes that came on at a higher price/square foot along with some fresh listings that came on in September staged and priced right. In addition there were a few homes, after price reductions ultimately went under contract. In 2015, 77 homes sold in Canyon Creek. In 2016 there have been 70 homes closed so far this year so we are on track to close slightly more homes, with higher prices and longer days on market. 35% of the homes closed so far this year are my listings.
The 9 homes currently under contract show the number of days on market to be shorter, as realistic seller’s priced and staged their homes to receive the best offers. However the 5 active listings are showing longer days on market as some sellers “ego” priced their homes. Buyers are too savvy to be taken in. We have a seller’s market…not a “stupid” market.
