I know I’ve told this story before because it was memorable but with Patricia’s contest I’m compelled to tell it again.
As a newbie and a single mother I was newly licensed and focused on making a living in real estate. Luck would have it I received a personal referral to list a home in Georgetown, TX. At the time it seemed liked a town far away but now it’s a stones throw from NW Austin. Much to my amazement I was awarded the listing. The home was on septic and well but I talked to my broker and got the run down on the proper inspections I would expect. I learned what addendums I would need (in TX we have an addendum for everything). I felt confident!
I soon learned to que up for “Phone Opportunity” every chance I could. Luck would have it again I received a call on my listing! It was a single man who worked at IBM and wanted to see the property. I asked him to come into the office (CITO) and proceeded to have him pre-qualified with a lender. I explained it was my listing and I would be operating in Intermediary and asked him sign an Information on Brokerage Disclosure. I drove him to Georgetown (20 miles away at that time) and he liked the property. On the way home I remembered the advice from a seasoned agent…. Always ask for the business. I asked him if he liked the property enough to make an offer. Again to my amazement he said yes!
Now what to do? I asked if he had his check book with him. He didn’t so I told him to go home, get it and meet me back at the office (still marvel at my quick thinking). I immediately started working on the offer and assembled it all but needed someone to review to make sure I had everything (it was a Sunday). The only agent in the office was Gene Dillard in his private office going over an offer he received on one of his listings. I knocked on his door and told him a buyer was coming in and I just wrote an offer on my listing! I asked him if he had time to review my offer. He told me to sit down and proceeded to go through each page of my offer. I was surprised I only had a few things that needed to be changed! I was eternally grateful because as he finished my buyer walked in with his check book!
My buyer signed, I presented to my seller and the offer was accepted. I made it through the transaction and realized I just completed the transaction with an FHA buyer, a well and septic scenario and I represented both the seller and the buyer! What a learning lesson!!
A couple of months later Gene asked me out. I stalled for several months and finally agreed if we double dated with another couple I’d go out with him. One of his friends had a boat and we went out on Lake Austin for a moon-light ride stopping at a burger and beer place that is now a row of condos
. The rest is history! Life takes many turns and this one was a right turn for me!
