August 2016 Real Estate Market Results in Canyon Creek
School is back in session and Labor Day has come and gone. Are you wondering if it is the right time to sell or buy a home? The answer is definitely yes! Canyon Creek is one of the most desired neighborhoods in NW Austin. It’s a prestigious master planned community that boasts several parks, a Junior Olympic pool, tennis courts, nature trails, top notch public schools, close proximity to our lakes, extensive entertainment and dining options. Canyon Creek offers homes from the mid $300,000’s to the high $600,000’s and includes 2 gated sections offering detached garden/condo home living options.

Canyon Creek Real Estate Summary
Bottom line: August 2016 home sales in Canyon Creek were down from August 2015 by 58% (a continued trend like last month) but the average sold price in August 2016 increased by 12.6% and the sold price/square foot was up 5%! Why? Buyers purchased larger homes after price reductions and quickly took advantage of the re-pricing. 2015 was a good year and 2016 looks like it will be even better with fewer home sales but increases in price/square foot.
The 11 homes currently under contract show the same number of days on market as July sold homes and inventory continues to move off market in a reasonable length of time. However the 6 active listings are showing an increase of days on market and overpriced homes are re-pricing to attract buyers who resisted making offers. In today’s market some current sellers are over confident and “ego” pricing their homes. The result is longer days on market, lower prices and frustrations!
