It’s hard to believe 2016 is now past the halfway mark! Are you wondering if it is the right time to sell or buy a home? The answer is yes! Austin’s economy continues to expand because of jobs, jobs, jobs. New comers seek out Canyon Creek because of its rolling hills topography, broad tree lined streets and excellent schools.
Canyon Creek is one of the most desired neighborhoods in NW Austin. It’s a prestigious master planned community that boasts several parks, a Junior Olympic pool, tennis courts, nature trails, top notch public schools, close proximity to our lakes, extensive entertainment and dining options. Canyon Creek offers homes from the mid $300,000’s to the high $600,000’s and includes 2 gated sections offering detached garden/condo home living options.

As of July 31, 2016 there are 16 resale homes in Canyon Creek priced from a low of $414,995 to a high of $679,900. There is a 2+ month supply of homes thus Canyon Creek enjoys a true seller’s market. However, the dog days of summer are now upon us as the countdown begins for school to start. There were 7 closed homes in the Canyon Creek Subdivision in July down 36% from July 2015. Sold homes enjoyed a 97 % List to Sell Ratio and the days on market were the same compared to July 2015.
The market slowing in Canyon Creek? Only temporally, its 3 weeks before school and many are closing on their home purchases, off on vacation or getting students off to college. Activity will pick up after the last hurrah of summer, Labor Day week-end!

Canyon Creek Real Estate Summary
Bottom line: July 2016 home sales in Canyon Creek were down from July 2015 by 36% but the average sold price in July 2016 increased by 15 % and the sold price/square foot was up 4%! Why? Buyers purchased larger homes after some price reductions and quickly took advantage of the re-pricing. 2015 was a good year and 2016 looks like it will be even better continuing the trend of higher sale prices and no decreases in price/square foot indicative of high buyer demand and a strong sellers market.
The 6 homes currently under contract show the number of days on market to be approximately the same as July sold homes and shows inventory continued to move off market in a reasonable length of time. However the 16 active listings are showing an increase of days on market by 78% and we’re seeing price reductions as we near the end of summer. In today’s market some current sellers are over confident and “ego” pricing their homes. The result is longer days on market, price reductions and frustrations!
