Canyon Creek offers homes from the mid $300,000’s to the high $600,000’s and includes 2 gated sections offering detached garden/condo home living options.

As of April 30, 2016 there are 9 resale homes in Canyon Creek priced from a low of $344,900 to a high of $599,000 There is a 1+ month supply of homes thus Canyon Creek enjoys a true seller’s market. There were 9 closed resale homes in the Canyon Creek Subdivision in April up 29 % from April 2015. The homes enjoyed a 98.6% List to Sell Ratio and the days on market were 57 days up compared to 10 days in April 2015. There were a few homes that came on the market back in December, 2015 priced too high and languished on market thus skewed our average days on market.

Is the market slowing in Canyon Creek? No, our spring market is in full swing with buyers looking to purchase homes in our low inventory levels.

 

Canyon Creek Real Estate Summary

 

Bottom line:  April 2016 home sales in Canyon Creek were up 29% from April 2015.  The average sold price in April 2016 decreased by 1.5%, however, the sold price/square foot increased by 15%! Why? Smaller square footage homes sold which naturally results in higher price/per square foot prices. 2015 was a very good year and 2016 looks like it will be even better continuing the trend of positive appreciation and sales.

 

The 13 homes under contract show a decrease in days on market to 36 days which proves inventory is continuing to be moved off market. Buyers found stiff competition for homes coming on market resulting in multiple offers.
