How did Canyon Creek home sales NW Austin Perform First Quarter 2016?

Check out Canyon Creek area single family homes sold in the first quarter of 2016 compared to 2015. The numbers are in and home sales continue with positive appreciation and sales. 2015 was a good year but 2016 is proving to be even a better year as Austin continues in is expansion mode bringing in more residents in need of housing.

The number of home sales First quarter rose 31% compared to First quarter of 2015. The average sold price is up 13%, however keep in mind, the square footage of sold homes increased by 6%, certainly a factor in the increase in sold prices. There has been a 73% rise in days on market but some overpriced homes played a larger factor in the numbers.

As of April 4, 2016 there are 5 active homes on the market in Canyon Creek which translates into one month’s inventory. There are 13 pending homes on the market. It’s a seller’s market in  Canyon Creek and we continue to see significant low levels of inventory (which will change as we move into April).

First Quarter 2016 data about homes sales in Canyon Creek:     

  • First Quarter 2016 closed 31% more homes than in 2015
  • There are currently 13 Pending Homes for Sale
  • Inventory is low
  • Average Sold price is up 13%
  • Average Sold price per square foot is up 5%      
  • Days on market increased 73%
  • Average list to sell ratio is 99.6%
  • Interest rates are still excellent and certainly now is the time to buy!
