Austin, TX ~ Is it Hot or Smoking Hot?!

The Austin Multiple Listing Service recently released their report on Austin Board of REALTORS Austin-area single family homes sale and once again confirmed Austin is smoking hot!

January home sales dipped by almost 2% in Austin compared to January 2015. However the average home price is up 3.8 % compared to January 2015. There are 11.4% more single family homes on the market and pending sales are up 16.6% compared to January 2015. There are now 2 months of inventory in Austin. Considering a 6 months’ supply of inventory is a balanced market there is no question Austin is experiencing a seller’s market.

2016 will be an exercise in fighting the low supply of homes due to the 200+ people moving to Austin a day! Of course with any supply and demand scenario you know prices will continue to rise! There is a limited supply of affordable housing and interest rates are low..low…low..buyers may have to settle for not quite what they want and make do to have a roof over their head!

Now more than ever consumers need guidance from a Realtor prepared to navigate them through our competitive real estate market. It’s a confusing time! In my last 3 Sunday Open Houses I’ve experienced over 32 different attendees for a home only on the market for 1 possibly 2 days and the listing has gone under contract with multiple offers within hours of the conclusion of the Open Houses. Buyers are finding fierce competition for affordable housing. Jobs are plentiful in all sectors but living close to work is almost impossible.

There is no perfect environment. Good solid job growth is bringing strong population growth made up of a young, educated and motivated workforce. It’s our job to be an advocate, supporter and coach and take an active interest in making sure our City continues to thrive and flourishes with the opportunities placed on our plates!
