January 2016 Real Estate Market Results in Canyon Creek

Canyon Creek is one of the most desired neighborhoods in NW Austin. It’s a prestigious master planned community that boasts several parks, a Junior Olympic pool, tennis courts, nature trails, top notch public schools, close proximity to our lakes, extensive entertainment and dining options. Canyon Creek offers homes from the mid $300,000’s to the mid $600,000’s and includes 2 gated sections offering detached garden/condo home living options.


Active Listings in Canyon Creek

As of February 2, 2016 there are 5 resale homes in Canyon Creek priced from a low of $364,500 to a high of $565,000. There is a 1 month supply of homes thus Canyon Creek enjoys a seller’s market. If you are thinking of selling in Canyon Creek now is an excellent time to list your home for buyers needing to be in for the holidays.

 

Pending Sales in Canyon Creek

As of February 2, 2016 there are 8 homes under contract waiting to close. Buyers who made offers late in December and January will be closing in February and March 2016.

Offers were made and deals struck for buyers who were ready, willing and able to purchase at the end of 2015 and the first of January. Buyers took advantage of some properties that were languishing on market! Now as fresh listings are offered and our spring like weather is upon us we are finding buyers hungry for properties that are well staged and priced.

 

Homes Sales in January 2016

There were 2 closed resale homes in the Canyon Creek Subdivision in January the same as in January 2015. The homes enjoyed a 101 % List to Sell Ratio (up from 94% in 2015). One sought after single story, located in a newer section received multiple offers going well over list price. Is the market slowing in Canyon Creek? No, the market is heating up early (with spring like temperatures) from buyers looking to purchase in our low inventory levels.

 

Canyon Creek Real Estate Summary

 

Bottom line: January 2016 home sales in Canyon Creek were the same as in January 2015.  However days on market decreased by 55%. The average sold price in 2016 decreased by 7% in January but the price per square foot price increased by 10% (smaller SF homes were sold). The 8 homes under contract show an increase of days on market (54 days) and also an increase in price per square foot price ($155.60/square foot). 4 of the pending properties are condo single story homes in the Villages of Canyon Creek which enjoy a high price per square foot. They are only 2-4 years old and are in a gated community with many single story plans.
