November 2015 Real Estate Market Results in Canyon Creek

Are you wondering if it is the right time to sell or buy a home?  This report reviews the current market conditions and expectations as we begin second month in the fourth quarter of 2015.

Canyon Creek is one of the most desired neighborhoods in NW Austin. It’s a prestigious master planned community that boasts several parks, a Junior Olympic pool, tennis courts, nature trails, top notch public schools, close proximity to our lakes, extensive entertainment and dining options. Canyon Creek offers homes from the mid $300,000’s to the mid $600,000’s and includes 2 gated sections offering detached garden/condo home living options.

Active Listings in Canyon Creek

As of December 2, 2015 there are 10 resale homes in Canyon Creek priced from a low of $337,500 to a high of $540,000. There is a 3 month’s supply of homes thus Canyon Creek enjoys a seller’s market. If you are thinking of selling in Canyon Creek now is an excellent time to list your home for buyers needing to be in for the holidays.

Pending Sales in Canyon Creek

As of December 2, 2015 there are currently 7 homes under contract waiting to close. Buyers realized 2015 was coming to an end and if they wanted to close on a home before the end of the year and enjoy a favorable interest rate they needed to make a decision on a home purchase.  Offers were made and deals struck for buyers who were ready, willing and able to purchase!

Homes Sales in November 2015

There were 5 closed resale homes in the Canyon Creek Subdivision in November – the same number as in November 2014. The homes enjoyed a 97.60% List to sell ratio (slight increase over 2014). Is the market slowing in Canyon Creek? No, in November buyers made offers on homes with the intention of closing before the end of December 2015 and before interest rates increased. In Texas if you close before January 1 you can file for your Homestead Exemption the first of January (a real property tax savings).

Canyon Creek Real Estate Summary

Bottom line: November 2015 home sales in Canyon Creek equaled the number of closed in November 2014.  Homes sold in 49% fewer days than in 2014. The list price in 2015 was down 2% but the sold price showed less than 1% difference in 2015. Buyers showed a slight resistance to price/SF of homes sold.  The 7 homes under contract show an increase of days on market (74 days).  Buyers took longer in their decision making process to formulate offers.
