It’s easy to make your transaction seamless with systems in place!

No matter what service industry you’re in smooth sailing occurs when detailed systems are in place and ready to follow. Flying by the seat of your pants may have worked in the past but if you want to be viewed as the consummate professional in your field you need to take time to establish procedures that create a timeline to educate your client on the process. Remember they are counting on you to guide them through the process and don’t like surprises.

As a Realtor ® it’s important for me to stay on top of all changes and keep my systems updated. Disseminating correct information to my clients in order to make good decisions is imperative. My assistant helps me implement my systems as well as revisions.

When representing a buyer I request a meeting in the office for an interview. We need to establish if we are a good fit and discuss what they are looking for as well as the time frame for purchasing a home. Asking the right questions is what I do best to determine their wants, needs and desires while setting the proper expectation for a home purchase. Each buyer is unique but the process essentially is the same. I like to clearly define the value in utilizing my service.

Upon leaving our interview I supply a packet reviewing what we covered in our meeting: Information on Brokerage Service Disclosure in Texas, a copy of the Buyer Agency Agreement I expect them to sign, information on The Homestead Exemption offered in the state of TX and why Title Insurance is important. I provide a pictorial graph of the closing procedure (which of course is now changing) and a cover sheet of what to expect as their Buyer’s Agent. I like to address their preferred method of communication so expectations will be met from the beginning.

Communicating everything down to reminding your client to bring their driver’s license to closing, wiring their funds and the address of closing will earn you high marks in covering every last detail. At closing yesterday when the escrow officer asked my buyer for his driver’s license my buyer commented “I brought it because “Dorie said to!” He laughed, “I do what Dorie says” and the closer remarked if Dorie says..you better do it! Chuckling he commented “I should make a bumper stick that says: Dorie Says!”

My goal is to become my clients “Trusted Resource.” When it comes to real estate I want to be the one they call so I need to make sure I’m “Top of Mind” to my clients. Providing an exceptional experience in purchasing a home is the beginning for becoming their Realtor® for life.
