August 2015 Real Estate Market Results in Canyon Creek

Canyon Creek is one of the most desired neighborhoods in NW Austin. It’s a prestigious master planned community that boasts several parks, a Junior Olympic pool, tennis courts, nature trails, top notch public schools, close proximity to our lakes, extensive entertainment and dining options. Canyon Creek offers homes from the mid $300,000’s to the high $600,000’s and includes 2 gated sections offering detached garden/condo home living options.

Active Listings in Canyon Creek

As of September 7, 2015 the inventory in Canyon Creek shows 10 resale homes on the market. There is less than a 1 month’s supply of inventory thus Canyon Creek enjoys a true seller’s market. If you are thinking of selling in Canyon Creek now is an excellent time to list your home.

 

Pending Sales in Canyon Creek

As of September 7, 2015 there are only 3 pending resale homes in Canyon Creek indicative of many buyer closings in August before school opened. In August the average days on market for properties sold was 8 days compared to 27 days in 2014 (a 70% decrease).

There were 12 closed resale home sales in the Canyon Creek Subdivision in August – a 50% increase over August 2014. These homes enjoyed a 98% list to sell ratio about the same as in 2014. Bottom line: August 2015 home sales in Canyon Creek surged 50% over August 2014 as buyers found well maintained properties at what they perceived to be a good value. Buyers waited later in the summer selling to season to make offers with the goal of closing before school opened. The assurance of stable interest rates and closing before the new CFPB guidelines kicked in was an important factor for many buyers’ decision to purchase. The average sold price declined by 2% because smaller homes were preferred. The actual price/square foot went up 7%. Generally larger homes sell less price/square foot.
