Austin Home Sales Set Record in July 2015

Wow! July 2015 Austin set a new record of home sales! According to the Austin MLS, 3,149 homes closed. That is a 12% increase over July 2014 volume and the numbers became the highest monthly total recorded! Normally we see July “new listings” start to taper as buyers close properties from their May/ June offers in time to be settled and in for school that begins August 25th.

In the spring sellers were slower to make a decision on listing their home; afraid to put their home on the market because it would sell and they would have no place to go! More sellers realized if they want to make a move there is no better time than now and are coming on the market!

 

Summer of 2015 will be remembered as one of the most active summer selling seasons. It’s good to see inventory levels increasing steadily throughout 2015 ..maybe now we will see a more balanced market. July 2015 set a record month increasing the median price to $269,500.  

So to recap Austin proves to be in a good place in real estate:

 

July 2015 Statistics

  • 3,149 – Single-family homes sold, 12 percent more than July 2014.

  • $269,500 – Median price for single-family homes, eight percent more than July 2014.

  • $338,452 – Average price for single-family homes, six percent more than July 2014.

  • 41 – Average number of days single-family homes spent on the market, two days more than July 2014.

  • 4,133 – New single-family home listings on the market, nine percent more than July 2014.

  • 7,174 – Active single-family home listings on the market, five percent more than July 2014.

  • 2,873 – Pending sales for single-family homes, eight percent more than July 2014.

  • 3.0 – Months of inventory* of single-family homes, unchanged compared to July 2014.

  • $1,065,785,348 – Total dollar volume of single-family properties sold, 19 percent more than July 2014.
